Q. Do I get a 10 year contract?

A. Yes, you will be issued with a 10 year landlord friendly residential lease.

Q. Who is renting my property?

A. The head lessee is the Home Office of Her Majesty’s Government

Q. Does the rent stay the same over the contract?

A. Your base line rent is guaranteed, there are annual upward only Consumer Price Index increases. Current CPI is 1.9%

Q. How often is my rent paid?

A. Rent is paid directly into your bank account every month in arrears.

Q. Are there any management charges?

A. No – You will receive 100% of the rates published.

Q. What if my property is damaged?

A. The lessee is responsible for all internal repairs, renewals and upgrades throughout the 10 year term.

Q. What if the boiler breaks down?

A. The lessee will fix or replace the boiler if it becomes faulty.

Q. What are my responsibilities?

A. All you need to do is insure and look after the envelope of the property ie roof, gutters and external walls.

Q. How often are inspections undertaken?

A. There are maintenance teams throughout the regions conducting inspections on a fortnightly basis throughout the 10yr lease term.

Q. What happens at the end of the lease in 10 years time?

A. During the term the government contract provider will be working on securing a new contract.

Q. Is special buildings insurance required?

A. The landlord is responsible for buildings insurance and ensuring that the underwriter has been informed of the tenant type.

Q. What happens if I need to sell my property during the term?

A. In the unlikely event you need to sell - the lease is assignable, therefore you can sell your property if you need to.
